Matterport Cost for Real Estate Agents (2026): Plans, Cameras and Hiring
Oct 16, 2026
A Matterport tour costs you one of three ways. You can hire a photographer: on six rate cards I checked, a tour alone starts at $125 to $279, and bigger homes cost more. Or you can shoot it yourself, with a subscription plus a camera.
Matterport's Pro3 camera lists at $3,995. A 360 camera that works with Matterport costs from about $300 to $1,000, and the phone app is free. Matterport's plans page prices its Professional plan from $90 a month for 10 spaces, billed annually, or $108 paid monthly.
This guide covers plans, the contract, cameras, hiring out, the alternatives, the Zillow dispute and what the research says about tours. I read every source on 16 October 2026.
Where I stand: I am a Realtor with Samson Properties in Virginia, and I run Jamil Academy, which sells training to agents. This guide is built from Matterport's own pages and contract, plus public sources. The one product block near the end is my own.
Quick answer
- Hire a photographer: tour-only starting prices of $125 to $279 on six rate cards I checked. One package with photos and drone shots starts at $499.99.
- Do it yourself: a 360 camera from about $300 to $1,000, or the Pro3 at $3,995, plus a Matterport plan.
- Plans: Professional starts at $90 a month for 10 spaces billed annually ($1,080 a year), or $108 paid monthly.
- Contract: auto-renews. Give 30 days' notice to stop, and you cannot downgrade mid-term.
- Free option: Zillow 3D Home has no per-home, service or hosting fees, but you need a 360 camera for floor plans.

How much does Matterport cost in 2026?
Short answer: anywhere from the price of one hired tour to several thousand dollars a year. It depends on whether you hire out or shoot your own.
| Route | What you pay | Best for |
|---|---|---|
| Hire a photographer | Per tour. Tour-only starting prices of $125 to $279 | A few listings a year |
| Shoot it yourself with a 360 camera | About $300 to $1,000 for the camera, plus a plan | Steady listing volume, smaller homes |
| Shoot it yourself with a Pro3 | $3,995 for the camera, plus a plan | High volume, large or luxury homes |
| Matterport capture service | Quote only. No published price | Agents who want Matterport to shoot it |
Sources: Matterport's plans page, the Matterport, Ricoh and Insta360 stores, and seven photographer rate cards, read 16 October 2026.
In my view, hosting is the cost people forget. A Matterport tour is hosted on a paid Matterport account, and some photographers charge for hosting after one month, two months or a year.
My view: most agents with a handful of listings a year should price hiring out first. Buying a camera only pays when you shoot often.
What do Matterport's subscription plans cost?
Short answer: $90 a month for 10 spaces, billed annually at $1,080, or $108 a month paid monthly. That is Matterport's Professional plan, and it includes 10 users.
Matterport's plans page lists one self-serve plan, Professional, priced by the number of spaces. Paying yearly saves 16%, according to the page.
| Spaces | Billed yearly (per month) | Paid monthly |
|---|---|---|
| 10 | $90 ($1,080 a year) | $108 |
| 20 | $125 | $150 |
| 30 | $165 | $198 |
| 50 | $245 | $294 |
| 75 | $345 | $414 |
| 100 | $430 | $516 |
| 150 | $585 | $698 |
| 200+ | Contact sales | Contact sales |

What the Professional plan includes
- 10 users.
- Measurements of rooms, objects and spaces.
- Automatic photo galleries, guided virtual tours and highlight reels.
- AI "Defurnish" to show rooms empty.
- Visitor traffic and analytics.
- Floor plan, CAD and other file exports, with "additional charges apply."
Enterprise is for large organizations and is priced through sales. The page also has a "Start Free" button for trying Matterport at no cost.
The Pro3 Plus Package
The plans page offers the Pro3 camera kit for $1,995, marked down from $4,495, with the 50-space Professional plan at $245 a month for 24 months.
By my arithmetic, that is $5,880 in plan fees over two years, or $7,875 with the kit. Weigh that against how many listings you will really scan.
Why you may see older prices
Earlier 2026 Matterport blog posts quoted $14 and $58 a month. A price tracker, pricingsaas.com, reports those cheaper tiers were removed from the plans page between 5 and 12 October 2026. Use the plans page, not older articles.
What a "space" means for you
Matterport prices plans by the number of spaces. A space is one 3D model, usually one property.
Ask Matterport how many tours you can keep online at once, and what happens to older spaces when you hit the limit. Then count how many listings you need live at the same time, not how many you shoot a year.
My view: start with 10 spaces paid monthly. The yearly price is lower, but the contract section below explains why a 12-month commitment is hard to undo.
What does Matterport's subscription agreement say?
Short answer: it renews automatically, you cannot downgrade mid-term and unused time is not refunded. After the subscription ends, the agreement says you may no longer access your 3D spaces.
Matterport's Services Agreement, which sets its subscription terms, was last updated on 8 October 2026. These are the terms that matter most to an agent:
| Term | What the agreement says |
|---|---|
| Renewal | Renews automatically for the shorter of your original term or 12 months, unless your order says otherwise |
| Notice to stop | Written notice of non-renewal "at least 30 days prior to the end" of the period |
| Downgrades | You "may not cancel, reduce or downgrade" until the next renewal period |
| Refunds | Any unused portion is "forfeited and non-refundable," subject to law |
| Price increases | Matterport may raise fees, applying at the start of a renewal period |
| Billing disputes | You must raise them "within five (5) days after the invoice date" |
| Extra capacity | Billed at your order rate or standard rates, monthly in arrears |
| After you leave | You "may no longer access" your 3D spaces and hosted add-ons |
| Ownership | You own your 3D spaces. Matterport keeps a perpetual license to use them, including for training AI models |

Download what you need before you cancel
The agreement says add-ons may not be retrievable after the subscription ends, except add-ons you already downloaded. Save floor plans and files while you still have access.
My view: start on a monthly plan if you can, even at a higher monthly price. A 12-month commitment you cannot downgrade is a big bet on your listing volume.
Which camera do you need, and what does it cost?
Short answer: a supported 360 camera for about $300 to $1,000, or the Pro3 at $3,995. You can also start with a phone and the free app.

| Device | Price | Notes |
|---|---|---|
| Matterport Pro3 | Starting at $3,995 | LiDAR camera. Works with Professional and Enterprise plans |
| Pro3 Plus Package | $1,995, marked down from $4,495 | Sold with the 50-space plan at $245 a month for 24 months |
| Ricoh Theta Z1 51GB | $999.95 | 360 camera |
| Ricoh Theta X | $599.95 | 360 camera |
| Ricoh Theta SC2 for Business | From $350 | Price from Matterport's own camera guide, May 2026 |
| Insta360 X5 | $549.99 list | Seen on sale at $464.99 on 16 October 2026 |
| Your phone | Free app | Matterport says iPhones give best results with LiDAR or ultra-wide cameras |

Hardware terms
Matterport's agreement says hardware sales are final. The first item can be returned within 30 days of shipment for a full refund if it is undamaged and in its original packaging.
Cameras carry a 1-year warranty, and accessories 90 days, under the same agreement.
My view: start with a 360 camera you can also use for Zillow 3D Home. Move to a Pro3 only when clients or listing prices demand it.
What do floor plans and other add-ons cost?
Short answer: Matterport does not publish 2026 prices for floor plans and file packages that I could read. Its plan pages say exports cost extra.
Matterport's reseller plan pages list floor plan, CAD, BIM and other file exports with the note "additional charges apply."
An old Matterport price list, from before the Pro3, showed schematic floor plans at $14.99 and MatterPak bundles at $49 on the Professional plan. Those prices are history, not a quote.
Do you need a Matterport floor plan?
Buyers value floor plans. In NAR's 2025 Profile, 57% of buyers who searched online called floor plans very useful.
A photographer may include one in a package. One Los Angeles rate card I found lists 2D floor plans at $50 a floor. Zillow 3D Home also creates interactive floor plans with a supported 360 camera.
My view: ask for the add-on price list before you buy a plan. A floor plan on every listing can cost more over a year than the plan itself.
What does it cost to hire a Matterport photographer?
Short answer: on the rate cards I found, a tour alone starts at $125 to $279. Price rises with square footage, and hosting terms vary.

| Company (market) | Published price | Hosting |
|---|---|---|
| 3D My Listing (Los Angeles and Ventura) | $250 up to 2,500 sq ft; $350 to 3,500; $435 to 4,500; $500 to 5,500 | 12 months included; the page lists two renewal prices |
| Real Estate Pro Photo (Los Angeles and Orange County) | From $125 up to 1,250 sq ft, then priced per sq ft | 1 month, then $25 a month |
| Sherpa Media (Kansas City) | $229 to 2,000 sq ft; $329 to 5,000; $429 to 8,000; $529 above | Up to 1 year, then $5 a month. Page last modified 2022 |
| Pixelray Photography (Denver) | $150 for up to 1,000 sq ft, rising to $475 for 9,001 to 10,000 | 2 months free, then $15 a month. Plus a $20 cloud upload fee |
| Virtuance (several markets) | From $99 with a photo package, or $149 alone, under 2,000 sq ft | Not stated |
| Estate Exposure (Atlanta) | Starting at $279 base rate, plus a per sq ft rate | 12-month storage |
| Exposure It (PA, OH, SC, NC) | From $499.99 for a package with photos, drone photos and a property website | Not stated |
Sources: each company's published rate card, read 16 October 2026. Most pages show no date.
Ask about hosting
A tour stays online only while someone pays to host it. If a listing sits for a year, a short hosting window can mean the tour disappears, or a monthly fee starts.
These are single businesses, not market averages. Get two local quotes for your size of home.
My view: bundle the tour with photos from the same photographer. Virtuance, for example, prices the tour at $99 with a photo package, against $149 on its own.
What does Matterport's own capture service cost?
Short answer: Matterport does not publish a price. It quotes by area and square footage through a form.
Matterport's cost page says pricing depends on the area captured and the square footage. Its blog says its professional capture services are available in "700+ cities."
Cancellation fees
Matterport's capture terms charge 50% of the fee if you cancel less than 24 hours ahead, and nothing if you cancel earlier. Its Services Agreement charges 100% on on-demand orders cancelled with under 24 hours' notice.
Weather matters too. If weather prevents an exterior capture, the capture terms say additional fees will apply.
My view: confirm the seller's schedule before you book. A last-minute cancellation can cost you the whole shoot.
Should you buy a camera or hire out? Try the calculator
Short answer: at the example values, shooting your own costs less from 10 tours a year. Below that, hiring out costs less once you count your time. Your own numbers may differ.
The starting values are examples: a $250 hired tour, a $549.99 360 camera spread over two years and Matterport's $90 a month for 10 spaces, billed annually. Replace them with your own quotes.
Example values only. The plan figure is the 10-space Professional plan billed annually, read on 16 October 2026. Check how many spaces your plan allows. Hosting fees for hired tours, floor plans and add-ons are not included.
How the calculator counts
- Shoot your own: camera cost spread over the years you use it, plus 12 months of plan, plus your hours on each tour.
- Hire out: the hired price times the tours you need.
- Buying pays from: the number of tours a year where your own cost drops below hiring.
At the starting values, shooting your own costs about $2,555 a year and hiring out costs $3,000, so you save about $445. Buying starts to pay at 10 tours a year.
My view: be honest about your hours. The first few tours take longer than you think, and every hour behind a camera is an hour not prospecting.
What are the cheaper alternatives to Matterport?
Short answer: Zillow 3D Home is free. RICOH360 Tours has a free plan and paid plans at $39 and $59 a month, and Asteroom charges $59 a tour. Check what each one includes.
| Tool | Published price | Notes |
|---|---|---|
| Zillow 3D Home | Free | No per-home, service or hosting fees. Floor plans need a supported 360 camera |
| RICOH360 Tours | Free; Pro $39 a month and Business $59 a month, billed annually | Unlimited active tours on all plans; floor plans $20 each on paid plans, first order free |
| Asteroom | $59 per tour | Up to 30 panoramas; 180 more days of hosting for $12 |
| iGUIDE | Instant is $7.99 USD per project; other tiers are in Canadian dollars, from $6.99 CAD | Its PLANIX camera is $3,499 CAD |
| CubiCasa and Kuula | Prices did not load for me | Check the vendor sites |
| CupixHomes | Not available | Stopped taking new sign-ups in November 2022 |
Sources: zillow.com/3d-home, ricoh360.com, asteroom.com, goiguide.com and homes.cupix.com, read 16 October 2026.
Zillow Showcase is a different product
Zillow Showcase is a paid listing upgrade, not a free tour. Its terms require a Zillow 3D Home interactive floor plan, at your cost, and publish no dollar price.
I cover Premier Agent and Zillow Preferred costs in what Zillow Premier Agent costs.
If you want empty rooms to look furnished instead, that is a separate tool. I priced the options in virtual staging for agents.
My view: for a typical listing, a free Zillow 3D Home tour plus good photos covers most of what buyers use. Save Matterport for homes where the layout is the selling point.
Can you still show Matterport tours on Zillow?
Short answer: not as of Matterport's latest statement in May 2026. Zillow removed Matterport tours from its sites in October 2025. Matterport says you can still publish tours elsewhere.
Inman reported on 20 October 2025 that Zillow and StreetEasy had removed Matterport 3D tours from listings. Zillow blamed CoStar for not renewing an API agreement. CoStar called that reason a red herring and said customers can share their tours anywhere.
Matterport's own statement, dated 14 May 2026, called it "Zillow's unilateral decision" and said customers "remain free to publish their 3D tours wherever they choose." It names Homes.com and Realtor.com as sites that display Matterport tours.
So if a seller expects their tour on Zillow, a Matterport tour will not do it. Zillow 3D Home is the route for that.
My view: tell sellers where each tour will appear before they choose. That conversation belongs in your listing presentation.
Who owns Matterport now?
Short answer: CoStar Group, which also owns Homes.com. The deal closed on 28 February 2025.
CoStar announced the deal on 22 April 2024 at $5.50 a share, paid as $2.75 in cash and $2.75 in CoStar stock. On 28 February 2025, CoStar announced it had completed the deal.
Sources: CoStar Group press release, 22 April 2024, and CoStar Group press release filed with the SEC, 28 February 2025.
When the deal closed, Matterport's CEO said it would continue as a business unit within CoStar Group.
My view: ownership matters because of the Zillow split. Your choice of tour tool now affects which portals show it.
Do 3D tours help sell homes?
Short answer: buyers find them useful, but the research on price and speed is mixed and modest. Vendor claims are bigger than independent findings.

In NAR's 2025 Profile of Home Buyers and Sellers, 38% of buyers who used the internet in their search called virtual tours very useful. That is well behind photos at 81% and floor plans at 57%.
Another 17% did not use a tour or did not have one. The survey had 6,103 responses in total.
Source: NAR 2025 Profile of Home Buyers and Sellers, Exhibit 3-8.
What independent studies found
| Study | Data | Finding |
|---|---|---|
| Soleymanian and Qian, NBER working paper (2024) | 197,345 attached-home sales in Vancouver, 2011 to 2021 | Tours raised prices by about 1% on average (about 0.64% in the main estimate), with the effect declining after COVID |
| Troncoso and Zhang, Harvard Business School (2023) | 75,178 sales in Greater Los Angeles, 2019 to 2021 | No significant price effect once photos and captions were controlled for. Tours may even lengthen time on market |
| Meng, Tan and Yan, Information Systems Research (2025) | About 43,000 homes with VR tours in China, 2018 to 2019 | Faster sales, with average days on market falling from 34 to 19, but no price increase |
Sources: NBER Working Paper 33204 (not peer reviewed), HBS Working Knowledge (5 December 2023) and a UT Dallas research summary (5 September 2025).
Vendor claims to read carefully
A 2020 Matterport blog post said homes with 3D tours "closed up to 31% faster" in one market. It was based on a preliminary analysis, and "up to" is the best case, not the average.
Zillow also reports more saves and views for listings with its interactive floor plans. Those are Zillow's own figures about its own product.
My view: a tour is a nice extra for most homes and a real advantage for large or unusual layouts. It is not a reason to expect a higher price.
What are the MLS rules for virtual tours?
Short answer: some MLSs allow only unbranded tours in the virtual tour field, and others also allow a branded link. Rules differ by MLS, so check yours.
- Stellar MLS (Florida): "Only unbranded virtual tours allowed in MLS," with no agent or office contact details.
- Stellar MLS: virtual tours featuring people are not allowed.
- California Regional MLS: "You may enter up to 2 Unbranded and 1 Branded Virtual Tour URL's."
Sources: Stellar MLS Compliance 101 handout and photo rules, and the CRMLS knowledge base, read 16 October 2026.
Ask your photographer for an unbranded link for the MLS and a branded one for your own marketing. Check that your tour tool can produce both.
My view: an MLS fine for a branded tour is an avoidable cost. Read your MLS's media rules once, then make them part of your listing checklist.
What Fair Housing, privacy and accessibility rules apply?
Short answer: tours are advertising, so Fair Housing ad rules apply. Protect the seller's privacy and think about accessibility.
Fair Housing
Federal rules bar ads that use words, photographs or other images to show a dwelling is or is not available to a group because of a protected trait.
Source: 24 CFR 100.75.
HUD's 2024 guidance on advertising through digital platforms was withdrawn effective 17 September 2025. The Fair Housing Act and its rules still apply.
Source: HUD notice, Federal Register public inspection, 6 April 2026.
The seller's privacy
A NAR article from 25 September 2026 warns that "Listing photos, virtual tours and social media posts can reveal more than sellers realize." It says jewelry, cash, papers, firearms and medications should be stored securely.
A 3D tour lets anyone walk every room, so do a privacy sweep before the shoot. The same article notes that family photos and diplomas can reveal names and workplaces.
Accessibility
The Justice Department's web guidance says ADA requirements apply to businesses open to the public, including what they offer on the web, and points businesses to WCAG as helpful guidance. It sets no tour-specific standard.
Source: ADA.gov, Guidance on Web Accessibility and the ADA, 18 March 2022.
My view: always pair a tour with a written description and a floor plan. Some buyers cannot use a 3D tour, and they still need to understand the home. This is general information, not legal advice.
Who should pay for the tour, you or the seller?
Short answer: usually the agent, as part of marketing, but it is a choice to make with the seller. Put it in writing either way.
Whether you pay is a business choice. A tour on a large or unusual home can be part of what you offer for your fee.
- Say in your listing presentation which media you include, and which cost extra.
- If the seller pays, get written approval before you book.
- Agree who owns the tour and how long it stays online after closing.
- Agree whether the tour may be used in your own marketing later.
I list video, tour and drone tools in my 2026 real estate marketing stack guide.
My view: offer the tour on homes where layout sells the home. On a small condo with good photos and a floor plan, the money may be better spent elsewhere.
When is a Matterport tour worth it?
Short answer, in my view: on large, unusual or high-priced homes, and for out-of-town buyers. Less so on simple, small homes.
A tour earns its cost when
- The layout is hard to show in photos, such as split levels or large lots with outbuildings.
- You expect buyers relocating from out of town.
- The listing price makes $250 to $500 a small share of your commission.
- The seller wants to limit how many people walk through the home.
Skip it, or use a free tool, when
- The home is small and the photos and floor plan tell the story.
- You need the tour on Zillow, which removed Matterport tours in October 2025.
- You would need a long hosting plan for a listing that may sit.
For other ways to show a home well, see my video marketing guide for agents.
My view: decide per listing, not as a blanket policy. The right media plan for a $300,000 condo and a $1.5 million estate are different.
What I could not verify
These are the gaps I hit while checking sources. Be careful with any page that fills them with a confident number.
- 2026 add-on prices, such as floor plans and MatterPak. Only an old price list was readable.
- Matterport's capture service prices. Quote only.
- How active space limits and archiving work today. Matterport's lesson on this is a video.
- Whether the Pro2 is still sold. Not confirmed.
- CubiCasa and Kuula prices. Their pricing pages did not load prices for me.
- Most photographer rate cards show no date.
