How the math works

The calculator starts with your commission rate on the side(s) you represent. Then it applies referral and team/lead splits, optional misc %, and—only if enabled—your brokerage split up to the remaining cap. Finally it subtracts fixed fees.

Your GCI = Sale Price × (Your Commission % [+ second side % if dual])
After Referral = Your GCI × (1 − Referral %)
After Team = After Referral × (1 − Team/Lead %)
After Misc% = After Team × (1 − Misc %)
Brokerage Portion (optional) = min[After Misc% × (1 − Agent Split %), Cap Remaining]
Net to You = (After Misc% − Brokerage Portion) − (Tx Fee + Other Fees)

FAQs

Why don’t I see a “total commission” field?
Today you model your actual side commission. Enter the % you charge on the side you represent.

Don’t have a brokerage split?
Uncheck “I have a brokerage split/cap.” Brokerage rows and math are removed from the calculation.

How do I handle both sides?
Choose “Both Sides” and enter a second commission %. The tool adds both sides before applying deductions.
