Ylopo Pricing (2026): Fees, Contract Terms and What to Ask

Oct 16, 2026
A real estate team lead and an inside sales agent on a headset review an online ad budget on a laptop and printed reports in a bright office

Ylopo does not publish its prices. Every pricing page on ylopo.com sends you to a demo call or an ROI calculator. Each plan on its main pricing page says "Pricing scales to your market."

The only specific figures in public come from third parties. The main one is a review by The Close, first published in October 2023. It reported a $1,500 startup fee and plans of $345 and $545 a month, plus ad spend. It was updated in June 2025, but it does not say when the prices were checked.

What you can verify today is the contract. Ylopo's posted Platform As A Service Agreement says subscriptions renew automatically, cancelling takes 90 days' written notice and fees are non-refundable.

This guide covers what Ylopo publishes, what others have reported, what the contract says, how ad spend works and what to ask before you sign. I read every source on 16 October 2026.

Where I stand: I am a Realtor with Samson Properties in Virginia, and I run Jamil Academy, which sells training to agents. This is not a hands-on test: it is built from Ylopo's own pages and contract, plus public sources. The one product block near the end is my own.

Quick answer

  • Published price: none. Ylopo quotes each customer after a demo call.
  • Reported price: The Close (2023) reported a $1,500 startup fee, $345 or $545 a month, and a 10% surcharge on ad spend. Treat these as dated.
  • Ad spend: extra, on top of the platform fee. Ylopo says your market sets what ads cost.
  • Contract: auto-renews. Cancelling or not renewing takes at least 90 days' written notice, and fees are non-refundable.
  • Best fit, in my view: teams that will spend on ads every month and have the people to call leads fast.

How much does Ylopo cost in 2026?

Short answer: Ylopo does not say. You get a custom quote on a demo call, and the price depends on your market, your team and the lead types you buy.

Ylopo's main pricing page says each plan's "Pricing scales to your market." Its other pricing page promises "Custom pricing in one call."

Ylopo's FAQ, dated 6 April 2026, says a demo call "builds your actual quote with real ad cost data for your specific geography."

What changes your Ylopo price

Price driverWhat Ylopo says
Lead typeSocial leads "carry the lowest cost per lead." PPC is rated "Medium to High." "Live Transfer is the most expensive per lead."
Your marketA demo uses "real ad cost data for your specific geography"
Team size and add-onsPart of the custom package
Database sizeOne pricing page says it charges "based on database size, not seats"

Sources: Ylopo FAQ page dated 6 April 2026, ylopo.com/pricing and ylopo.com/pricing-page, read 16 October 2026.

Why that matters to you

Without a price list, you cannot compare Ylopo with other platforms until you sit through a sales call. You also cannot tell whether your quote is high or low for your market.

So go in with your own budget and a list of questions. I give you both below.

My view: a custom quote is not a red flag on its own. Ad-driven platforms do cost more in expensive markets. But it does mean the written Order Form is the only price that counts.

What plans does Ylopo offer?

Short answer: it depends which Ylopo page you read. Two live pricing pages on ylopo.com show two different plan structures, with no prices on either.

Structure 1: Solo, Growing Team and Complete

PlanWhat the page lists
SoloBranded home-search website, buyer and seller lead generation, AI text nurture, dynamic remarketing and a dashboard
Growing TeamAdds AI text and voice, seller intelligence, team routing and reporting. Labelled "Most teams start here"
CompleteAdds Radar, Google Local presence and managed Local Services Ads, advanced remarketing, CRM integration and a performance dashboard

Source: ylopo.com/pricing, read 16 October 2026. Each plan says "Pricing scales to your market."

Ylopo's pricing page, captured 16 October 2026. Every plan points you to a demo or calculator instead of a price.

Structure 2: Suite Only, Suite+ and the AI Assistant

PlanWhat the page lists
Suite Only (No Lead Gen)"For individual agents or small teams getting started on our platform"
Suite+ (Managed Marketing)Marked "Most Popular". A custom lead gen plan, with Google and Bing pay-per-click and dynamic video ads
AI AssistantAI text and voice add-on. "Ask your growth consultant for add-on pricing details."

Source: ylopo.com/pricing-page, read 16 October 2026.

Capterra and GetApp list the second set of names. That hints the first set is newer, but neither Ylopo page says which one is current.

My view: ask the rep which plan names will appear on your Order Form, and what each line costs. Do not sign for a "package" you cannot match to a written list.

What have others reported Ylopo costs?

Short answer: about $345 to $545 a month plus a $1,500 setup fee, according to a 2023 review. Newer figures come from competitors and are estimates.

SourceDateWhat it reportedHow much to trust it
The Close (review site)Oct 2023, updated Jun 2025$1,500 startup fee; website package from $345 a month; lead gen suite $545 a month; 10% surcharge on ad spend; 90-day cancellation periodMedium. Independent, but no named source and no date for when prices were checked
InboundREMJun 2025Setup $1,000 to $1,500; $295 and $495 plans; says Ylopo "typically requires" a 6 to 12 month contractLow. Sells competing services, no source
Luxury PresenceMay 2026Estimates of about $295 to $500 and $795+ a month; 30-day noticeLow. A direct competitor, labelled as estimates
Capterra, GetApp, G22026No price listedConfirms nothing is published

Sources: theclose.com, inboundrem.com, luxurypresence.com, capterra.com, getapp.com and g2.com, read 16 October 2026.

Where the sources disagree

  • Setup fee: $1,500, or $1,000 to $1,500, or $1,000 to $2,000.
  • Entry plan: $345, $295, or a $295 to $500 range.
  • Notice to cancel: 90 days (The Close and Ylopo's own agreement) or 30 days (Luxury Presence).

Ylopo's posted agreement settles the notice question: it says 90 days. On the dollar figures, nothing public settles them.

I have also mentioned these reported ranges in my pricing guide to 12 real estate CRMs and platforms, with the same warning.

My view: use the 2023 figures only to sense-check a quote. If your quote is far above them, ask what is included that was not before.

What does Ylopo's contract say?

Short answer: it renews automatically, needs 90 days' notice to stop and does not refund fees. The dollar amounts and term length are in a private Order Form.

Ylopo posts its Platform As A Service Agreement at ylopo.com/platform-agreement. It has no effective date on the page, so ask for the version you will sign.

TermWhat the agreement says
RenewalSubscription terms "shall automatically renew"
Notice to stopAt least 90 days' written notice before the term ends, or to cancel for convenience
RefundsOn a cancellation for convenience, fees, "including any pre-paid fees, are non-refundable"
UsageFees are based on services bought, "regardless of actual usage"
BillingInvoiced in advance, under your Order Form
Setup feeSet in your Order Form, not published
Late paymentInterest of 1.5% a month, and access can be suspended at 7 days overdue
Price increasesAllowed with 90 days' notice, or 60 days' notice before a renewal term
Texting and callingYou must get "express written consent" from each recipient
DisputesCalifornia law and arbitration

"No long-term contracts" versus the agreement

One Ylopo pricing page says "No Long Term Contracts" and "No contracts. No surprises." The posted agreement still has auto-renewal and a 90-day notice.

Both can be true if your Order Form term is short. But a 90-day notice means you will likely pay for about three more months after you decide to leave.

My view: the agreement is the most useful document Ylopo publishes. Read it before the demo, not after.

How do you cancel Ylopo, and what happens to your leads?

Short answer: give written notice at least 90 days ahead, and export your leads first. Ylopo says your leads are yours.

Flow diagram of leaving Ylopo under its posted agreement: give written notice at least 90 days before the term ends, fees still run during notice and are non-refundable, Ylopo helps move a domain it supplied on request, and you have 90 days to ask for your materials before they may be deleted.
The four steps in Ylopo's posted agreement. Your Order Form may add terms.

Your leads

Ylopo's FAQ, dated 6 April 2026, says: "Your leads are yours. They don't disappear when you cancel." It adds: "Before canceling, export your full lead list from the dashboard."

Your website and domain

The agreement says Ylopo controls a domain it supplies during the term and will help transfer it if you ask. Content Ylopo created comes with a "revocable license" after the term.

If your website ranks in search, that matters. Ask who owns the domain before you launch, and get it in writing.

Your data

Under the agreement, you can ask for your materials within 90 days after the term ends. After that, Ylopo "may delete" them.

My view: put two dates in your calendar on day one: the last day to give notice, and the last day to ask for your data.

How does ad spend work with Ylopo?

Short answer: ad spend is a separate monthly budget on top of the platform fee. How Ylopo charges for running it is not in the posted agreement.

Ylopo runs ads for you, mainly on Facebook and Google, and sends the leads into your CRM. Its FAQ says a demo builds your quote with "real ad cost data for your specific geography."

One Ylopo pricing page lists "Monthly Budget Adjustments" and "Unlimited Marketing Budgets" as features. The other pricing page has an ROI calculator that uses $3,000 a month in ad spend as an example input. That is an example, not a minimum.

Is there a markup on ad spend?

The Close reported in 2023 that Ylopo added a 10% surcharge to ad spend run through it. The posted agreement does not mention ad spend, a markup or a management fee.

So I cannot confirm the markup today. Ask for it on the call, and ask for it in writing.

What ad leads cost in general

Bar chart of median real estate ad cost per lead from LocaliQ benchmarks: $13.74 for Facebook ads with a leads goal, $102.51 for all real estate search ads and $157.59 for residential agent search ads.
Ad benchmarks from LocaliQ, not Ylopo results.

LocaliQ's search benchmark covers 894 US campaigns from April 2025 to March 2026. Its Facebook figure does not state a data period or method, so treat it as rough.

Ylopo's own blog claims lower costs for some of its tools, such as about $6 a lead. It gives no method, so I treat that as a marketing claim.

Cheap leads are not cheap closings. Ylopo's own FAQ says "cost-per-lead is meaningless without cost-per-closing." I agree with that line.

For what typical lead sources convert at, see my lead conversion rate benchmarks.

My view: decide your ad budget before the demo, and let the rep fit the plan to it. Not the other way around.

What could Ylopo cost you? Try the calculator

Short answer: about $14,600 in the first year at the prices The Close reported, plus an example $500 a month of extra ads. Put your own quote in to get your number.

The Close said its $545 tier included $300 of advertising, so the ad box here is only the extra budget on top. The starting values are not a Ylopo quote. Replace every box with the numbers on your Order Form.

Starting values: The Close's reported setup fee, $545 plan and 10% ad surcharge, plus an example $500 of extra ads. They are not a Ylopo quote. The notice line shows about three months at your monthly cost, which you may owe after deciding to leave.

Reading the result

  • Per month: platform fee, plus ad budget with any charge on top, plus add-ons.
  • Total: setup fee plus every month you plan to stay.
  • Break-even: total cost divided by what you keep per closing, rounded up.
  • Not included: your CRM, your dialer, an ISA or your own hours on the phone.

At the starting values, you pay about $1,095 a month and $14,640 over a year. With an example $10,000 commission and a 70% share kept ($7,000 a closing), you need 3 closings from these leads to cover it.

My view: if you cannot name who will call these leads within minutes, the break-even number will not happen. Plan the follow-up before the ads.

What do Ylopo's AI text and voice tools cost?

Short answer: the price is not published. One pricing page says AI is included from the Growing Team plan up. Another lists it as an add-on.

Ylopo's AI texts and calls leads for you. Its AI page claims over 25 million text conversations and a 48% response rate. Those are Ylopo's own figures.

The AI page says AI Voice will "continue calling your leads for 90 days." Ylopo's homepage dates AI Voice from August 2025.

A short history of Ylopo's AI voice

In January 2024, Inman covered Raiya, Ylopo's AI voice product. In February 2025, Inman reported that Ylopo had held it back "due to the legal complexities surrounding AI calling and marketing."

Those complexities are real. In February 2024 the FCC ruled that AI-generated voice calls count as "artificial" voice calls under federal law, so callers need prior express consent.

Source: FCC Declaratory Ruling, FCC 24-17, February 2024.

The Close reported AI add-ons of $100 to $150 a month in 2023. I cannot confirm any AI price for 2026.

My view: AI follow-up can help a busy team, but it does not move the legal duty off you. Ask Ylopo how its AI records each lead's consent.

How does Ylopo compare with platforms that publish prices?

Short answer: several rivals publish a starting price; Ylopo does not. That makes them easier to budget, though plans are not like-for-like.

PlatformPublished starting priceSetup and terms
Sierra InteractiveStarter $299.95 a month billed annually, or $359.95 monthly12-month agreement; $500 setup if paid monthly

Horizontal bar chart of real estate platforms that publish a lowest monthly price: Sierra Interactive Starter $299.95 on annual billing, Market Leader Teams $329, Real Geeks $399 plus a $500 setup fee and Lofty Bloom Agent Starter $699.
Lowest published plans. Ylopo publishes no price, so it is not charted.

Zillow's model is the opposite of Ylopo's: no ad budget, but a share of your commission at closing. I break it down in what Zillow Premier Agent costs.

For a wider look at who sells leads and how, see my comparison of real estate lead generation companies.

My view: get two written quotes, one from Ylopo and one from a platform that publishes a price. Then compare total first-year cost, not the monthly fee.

Which CRMs work with Ylopo?

Short answer: Follow Up Boss, Lofty and Sierra Interactive, among others. Ylopo is a lead and marketing platform that sends leads into a CRM, so plan on running one alongside it.

  • Follow Up Boss: Ylopo's partner page says "Ylopo and FUB co-built this one."
  • Lofty: "Ylopo leads are sent directly into Lofty in real time."
  • Sierra Interactive: its help center page, dated September 2026, explains the Ylopo integration.
  • Homebot: Ylopo's press page announces an integration.

Sources: ylopo.com/fub, ylopo.com/lofty, Sierra Interactive help center and ylopo.com/pr1, read 16 October 2026.

I could not confirm a BoldTrail integration. If you use BoldTrail, ask Ylopo to show you a live connection before you sign.

Your CRM is a separate bill. Budget it on top of the Ylopo quote.

My view: test the lead hand-off on day one. Submit a fake lead on your new site and time how long it takes to reach your phone.

What do Ylopo reviews say?

Short answer: there are too few public reviews to draw a pattern. In my view, that is unusual for a platform this well known.

SiteRatingReviews
G23.0 out of 52
Capterra and GetAppNone0
Clutch5.01, from July 2021
Google (shown on DesignRush)4.583
Trustpilot and BBBNo profile foundn/a

Sources: g2.com, capterra.com, getapp.com, clutch.co and designrush.com, read 16 October 2026.

Individual reviews pull both ways. One 2024 Google reviewer called the service "a game-changer." A 2025 reviewer wrote that Ylopo "overpromised and underdelivered."

These are single opinions, not a trend. Ask Ylopo for references in your own market, and call them.

My view: with this little review data, the best reference is another agent in your area who has used it for at least a year.

Short answer: housing ads cannot target by protected traits, and you need consent before automated texts and calls. Ylopo's agreement puts the consent duty on you.

Fair Housing and Facebook ads

In a 2019 settlement with fair housing groups, Facebook agreed that housing ads would not allow targeting by zip code, and would need a minimum radius of 15 miles.

Source: National Fair Housing Alliance joint statement, March 2019.

In June 2022, the Justice Department settled with Meta. Meta agreed to stop using its "Special Ad Audience" tool for housing ads and to build a new system to address disparities.

Source: US Department of Justice, 21 June 2022.

HUD's 2024 guidance on advertising through digital platforms was withdrawn effective 17 September 2025. The Fair Housing Act itself still applies to every ad you run.

Source: HUD notice listing withdrawn guidance, Federal Register public inspection, 2026.

For the housing ad side, see my guide to what you can and cannot target with Facebook ads.

Texting and calling leads

Ylopo's agreement says the customer "shall obtain express written consent from each recipient of the marketing message." It also says Ylopo takes no responsibility for your compliance with laws including the TCPA.

In January 2025, the 11th Circuit struck down the FCC's "one-to-one" consent rule, which mainly affected lead generators. Consent rules for automated calls and texts still apply.

Source: Insurance Marketing Coalition v. FCC, 11th Cir., 24 January 2025.

My view: ask Ylopo to show you its lead form's consent wording. If it does not cover texts and AI calls, fix that before the first lead arrives. This is general information, not legal advice.

What should you ask on the Ylopo demo call?

Short answer: ask for every number in writing, plus the term, the notice and who owns the domain. Use this list on the call.

Ask aboutThe question
SetupWhat is the setup fee, and is any of it refundable?
Monthly feeWhat is my monthly platform fee, and which plan name is it?
Ad spendIs there a minimum ad budget? Is there a markup or management fee on it?
AIIs AI text and voice included, or an add-on? At what price?
TermHow long is the Order Form term? When does it renew?
NoticeIs it 90 days' notice, as in the posted agreement? Can my Order Form change that?
Price changesCan my price rise during the term or at renewal?
DomainWho owns my website domain? How do I move it if I leave?
DataHow do I export my leads, and for how long after I leave?
ConsentWhat consent wording does the lead form use for texts and AI calls?
PromotionsYlopo's partner pages mention first-month promotions worth "Up to a $600 value." What are the terms?
ReferencesCan I speak to two agents in my market who have used Ylopo for a year?

Write each answer down. Then check that every one appears on the Order Form before you sign.

My view: if a rep will not put an answer in writing, treat the answer as "no."

Who is Ylopo a good fit for?

Short answer, in my view: teams with a steady ad budget and fast follow-up. It is a harder fit for a new solo agent.

Ylopo can fit if you

  • Can commit a monthly ad budget for months, not weeks.
  • Have someone to call new leads within minutes, every day.
  • Already use a CRM that Ylopo connects to, such as Follow Up Boss or Lofty.
  • Track cost per closing, not just cost per lead.

Think twice if you

  • Are in your first year and still building a sphere of influence.
  • Need a fixed, published monthly price to plan your budget.
  • Cannot afford about three months of fees after you decide to leave.
  • Do not have time for steady, long follow-up with online leads.

In my view, if cost is the main worry, a CRM with a published price may be the better first step. The pricing guide linked above compares 12 CRMs and platforms, and shows which publish a price.

My view: paid online leads reward systems, not hustle. Build the follow-up system first, then buy the leads.

Who runs Ylopo?

Short answer: its co-founders, Howard Tager and Juefeng Ge. I found no report that Ylopo has been acquired.

  • Founders: Howard Tager is co-founder and CEO. Juefeng Ge is a co-founder. Tager earlier co-founded TigerLead Solutions.
  • Legal name: Ylopo LLC, a Delaware company. Its agreement gives a Marina del Rey, California base; its press page says Santa Monica.
  • Founded: sources disagree. Some business directories say 2013; a 2025 conference bio says 2016.
  • Size: Ylopo's homepage claims it is "Trusted by 75,000+ real estate professionals." The same page also shows "2,200+ teams & agents" without saying what that counts. These are company claims I could not check.

No lawsuits or regulatory actions naming Ylopo turned up in my searches. That is not proof there are none, since I could not search federal court records.

My view: the people matter less than the paper. Whatever the company, your protection is the Order Form you sign.

Is Ylopo worth the price? My view

Short answer: it can be, for teams that work leads hard. You cannot judge the price until you have a written quote.

StrengthsWeaknesses
Full ad management, website and AI follow-up in one placeNo published price
Integrates with Follow Up Boss, Lofty and Sierra90 days' notice and non-refundable fees in the posted agreement
Ylopo says your leads are yours if you leaveAd spend and any markup sit on top of the fee
Public FAQ pages on pricing, contracts and leadsVery few public reviews to check

My view: Ylopo is a tool for a business that already converts leads well. If that is you, get a written quote, run it through the calculator above and decide on the numbers.

What I could not verify

These are the gaps I hit while checking sources. Be careful with any page that fills them with a confident number.

  • Any verifiable 2026 Ylopo price. Ylopo publishes none, and 2026 figures elsewhere are unsourced estimates.
  • The ad spend markup today. The 10% figure is from 2023.
  • Which plan names are current. Two Ylopo pages show different structures.
  • Term length. It is set in each private Order Form.
  • AI pricing for 2026. Not published.
  • A BoldTrail integration. Not confirmed.
  • Founding year, headquarters and customer count. Sources conflict.
  • Terms of the first-month promotions on Ylopo's partner pages.

Its agreement refers to a setup fee set in your Order Form. The Close reported $1,500 in 2023. Ask for the 2026 amount in writing.

Is ad spend included in Ylopo's price?

No. Ad spend is a separate budget. The Close reported a 10% surcharge in 2023, which the posted agreement does not mention.

Does Ylopo have a contract?

Yes. Its posted agreement renews automatically and needs at least 90 days' written notice to cancel or not renew.

Can I get a refund from Ylopo?

The posted agreement says fees are non-refundable, including pre-paid fees on a cancellation for convenience.

Do I keep my leads if I cancel Ylopo?

Ylopo's FAQ says your leads are yours. Export them before you cancel, and ask for other materials within 90 days.

Does Ylopo work with Follow Up Boss?

Is Ylopo AI included?

It depends on the plan. One Ylopo page includes AI from the Growing Team plan up; another lists it as an add-on.

Is Ylopo worth it for a new agent?

In my view, usually not first. It suits agents with a steady ad budget and fast follow-up. A new agent can start with their sphere before paying for ads.
