Epique Realty Review (2026): Fees, Perks, and Whether the Model Holds Up

Epique Realty runs an 85/15 split against a declining cap that starts at $15,000, plus a $149 monthly technology fee and a 0.1 percent transaction fee, according to the company compensation document labelled v3 in a January 2024 upload path. Here is the caveat that belongs in the same breath: Epique does not publish a current fee schedule anywhere the public can reach. Its pricing pages return 404. Every fee number below is a 2024 number and may be stale.

That is not a footnote, it is the finding. A brokerage asking you to move your licence and your income should be able to show you what it charges today. On 24 August 2026 it could not.

I am Saad Jamil. Licensed since 2007, still selling at Samson Properties in Chantilly, Virginia, with more than $500M and over 800 homes closed. I have never been an Epique agent and nothing here is from the inside. I also run real estate coaching for working agents, which competes with the training any brokerage bundles into its pitch.

Quick Answer

Per the Epique compensation document labelled v3 in a January 2024 upload path, read 24 August 2026: an 85/15 split, a cap starting at $15,000 in year one and declining $1,000 a year to $10,000 at five years and beyond, a $149 monthly technology fee for individual agents or $1,188 prepaid annually, a $99 monthly rate for team members, and a 0.1 percent transaction fee capped at $500 per transaction, falling to a $250 cap once $5,000 in transaction fees has been paid. Nothing newer exists publicly. Revenue share tiers and equity terms could not be verified from any primary source, a federal trademark suit over the POWER AGENT mark was filed against Epique and its founders in June 2026, and third party and company agent counts differ by roughly 17 percent.

What Epique Realty costs, on the only document that itemises it

One Epique source puts numbers next to the words: a PDF titled Compensation Program, labelled v3, at joinepique.com/wp-content/uploads/2024/01/Compensation-Program-v3.pdf. The 2024/01 is the upload directory, so it went up in January 2024. I read it on 24 August 2026.

Every fee figure in this article comes from that document unless labelled otherwise, and every one is a 2024 figure, not what Epique charges today.

Read the right hand column again. Nine line items, nine material gaps, in a document more than two years old. Brokerage fees are one line on your annual sheet anyway, and I broke down the rest in what it costs to be a Realtor.

Epique publishes no current fee schedule anywhere

On 24 August 2026 I tried the obvious addresses. joinepique.com/pricing, epiquerealty.com/pricing and joinepique.com/revenue-share all returned 404. A search restricted to both company domains surfaced no schedule page. Even the 2024 companion file, joinepique.com/wp-content/uploads/2024/02/Epique-Teams-v3.pdf, is now a 404.

What the live recruiting pages carry is adjectives. epiquerealty.com/join describes the cap as Low Caps that Decline with no dollar figure, calls the transaction fee a Low 0.1% Transaction Fee, says NO Franchise Fees, NO Annual Fees, NO Desk Fees, and NO Hidden Fees, and markets the monthly cost as As low as $99/month.

That last phrase is doing real work. In the 2024 document $99 is the team member and Power Awardee rate, and the individual agent rate is $149. As low as is a floor, not a price.

Be precise about what this proves. It does not prove Epique is hiding anything, or that the 2024 numbers changed. It proves you cannot verify the terms independently, which leaves you dependent on a sponsoring agent paid when you join.

The contrast is instructive. eXp publishes its full income structure publicly, LPT publishes a plan document through its help portal, and Real publishes its cap on the homepage. Before you sign anywhere, ask for the current compensation document in writing, dated and versioned.

The 85/15 split and the cap that declines with tenure

Per the 2024 v3 document, read 24 August 2026, Epique pays an 85/15 split in the agent's favour until the annual cap is met. The same 85/15 figure appears on the live join page, making the split the one element where the old document and current marketing agree.

The cap is the unusual part. Most cap models hold the number flat. The 2024 document runs a ladder that declines with tenure: $15,000 for the first 12 months, then $14,000, $13,000, $12,000 and $11,000, settling at $10,000 from five years onward. Team members are shown at a flat $10,000 that does not reduce yearly.

Structurally that is a retention device: it rewards staying rather than producing. Whether it survives into 2026 unchanged I cannot say, because the live page prints no figure.

Now the part nobody markets. The 2024 document does not define what counts toward the cap. Gross commission income, company dollar only, and a version with referrals carved out are all common conventions, and the first two differ by roughly a factor of six in how fast you cap.

I read the document as expressing the cap as the split you pay, the common reading of a $15,000 cap against 85/15, and the calculator below works that way. No Epique source states it.

The reset date is the second unpublished rule. The ladder is written in tenure years, implying an anniversary reset, but that is an inference, not a stated fact. An anniversary and a calendar reset can differ by thousands of dollars for someone joining mid year.

The monthly fee and the 0.1 percent transaction fee

Two recurring costs sit on top of the split, both from the 2024 v3 document read on 24 August 2026.

The first is a monthly technology fee: $149 a month for individual agents and team leaders, $99 a month for team members and Power Awardees, and an annual prepay of $1,188 for individual agents and team leaders. Whether that prepay is refundable is not stated. Nor is what the fee buys.

One contradicting data point is worth printing. A Glassdoor reviewer, read 24 August 2026, states the monthly cost as $150 plus transaction fees. That is an anonymous self reported figure, not a company source, and close enough to the document's $149 to be broadly consistent.

The second cost is the transaction fee. The 2024 document sets it at 0.1 percent of commission with a $500 cap per transaction, falling to a $250 cap once the agent has paid $5,000 in transaction fees. The live join page prints neither cap.

Run the arithmetic and it is small. At 0.1 percent a $10,000 commission produces a $10 fee. You would need a single commission near $500,000 to reach the $500 ceiling, and roughly half a billion dollars of commission to unlock the $250 step down.

I mention it because a broker comparison site publishes a flat $250 transaction fee cap for Epique alongside a claim of $0 errors and omissions coverage. That site is compensated when agents join through it, publishes no referral disclosure, and contradicts the company document, so its numbers are not printed here. No Epique source I reached mentions errors and omissions at all.

Work out your annual cost at the 2024 Epique numbers

Split percentages are hard to compare because fixed costs sit in different places. What matters is the dollars leaving your account in a year, and what share of your gross that represents. This runs your production against the 2024 v3 schedule and nothing else.

Two things fall out of running it. At ordinary production the monthly fee is a far bigger annual line than the transaction fee, so the fee marketed hardest matters least. And the declining cap only rewards you for staying.

Four fee questions Epique does not answer

These are not nitpicks. Each changes the annual number materially, and none is answered on any Epique page or document I reached on 24 August 2026.

One. What counts toward the cap. Gross commission income, company dollar only, or something with referrals carved out. No Epique source defines it.

Two. When the cap resets. The ladder is written in tenure years, implying an anniversary reset, but no Epique source states a date. Join in October against a calendar reset and your first quarter is expensive in a way nobody warned you about.

Three. Whether transaction fees survive the cap. The most important unresolved number for a high producer. The 2024 document sets a separate $5,000 threshold for transaction fees paid, implying they keep accruing after the split cap is met, but no source states it.

Four. What the post cap per deal cost actually is. There is no sourced figure, so this article prints none. Recruiter pages will hand you one. They are guessing or repeating each other.

A fifth item belongs here as an absence. Fees clearly vary by team structure, since the 2024 document separates team members at $99 a month and a flat $10,000 cap from individuals at $149 and the declining ladder. Whether they vary by state I could not verify.

Revenue share: the official brochure is a 404

Epique has a revenue share programme. That much is certain: the company promotes it on epiquerealty.com/join and HousingWire confirmed in April 2026 that the model includes both revenue share and equity components. Beyond its existence, I could verify nothing.

Not the number of tiers. Not the percentage paid at any tier. Not how many levels deep it runs, what unlocks a level, what production qualifies you, or what happens if you leave.

Here is what I tried. The official Revenue Share Brochure PDF, at joinepique.com/wp-content/uploads/2023/07/Revenue-Share-Brochure.pdf, returns HTTP 404. So does joinepique.com/revenue-share, and so do both pricing pages. The one document that would answer the question is gone.

There is one indirect signal in the company's own marketing. joinepique.com advertises a future programme called RevShare+, coming in 2027, with no production, attraction, or commitment qualifications. Advertising the absence of qualifications on a future plan implies the current plan has them.

Numbers do circulate. A broker comparison site states a 10 to 20 percent revenue share for Epique. I am not printing it as fact: that site is paid when an agent joins through it, publishes no referral disclosure, and cites no Epique document. When a lead generation page is the only source for a number, the number is marketing.

The same caution applies to sponsoring agent websites and join Epique landing pages. Those are written by people compensated when you sign, which makes them an interested party quoting terms they did not write.

If revenue share is the reason you are considering Epique, and for many agents it is the whole reason, you are being asked to value an asset whose terms are not disclosed. Ask for the current brochure as a file. If it cannot be produced, the answer is no.

The stock award, and why it is not cash

Equity is the centrepiece of the pitch. joinepique.com markets Free Stock Awards and a Double Stock Award. epiquerealty.com/join publishes award ceilings by structure: up to $15,000 in company stock for unofficial teams, $10,000 for traditional teams, $5,000 for Power Teams, read 24 August 2026.

Those are ceilings on nominal awards, not fees and not cash. Vesting period, share class, transfer restrictions, valuation method, share count and redemption path are none of them published on any Epique page I reached.

Now the material fact. Epique is privately held and not publicly traded. I found no SEC registration, no ticker and no filing of any kind. General web search is not an exhaustive EDGAR check, but the absence fits a private company.

The company has repeatedly said it intends to change that. A press release dated 17 September 2025 states an intent to IPO by 2026, one dated 27 February 2026 refers to a planned 2026 public offering, and HousingWire reported in April 2026 a planned reverse IPO.

As of 24 August 2026, with roughly four months of that year remaining, no IPO or reverse merger has been completed and no filing was found. That is an absence of evidence rather than proof of failure.

What that means in your hands is simple. An award described as up to $15,000 in company stock is not $15,000. It is a nominal amount of an illiquid private security with no observable share price, no exchange to sell it on and no disclosed vesting schedule.

3,318 or over 4,000: the agent count does not reconcile

This one is cleanly verifiable, which makes it useful. RealTrends Verified, on 2025 data, lists Epique Realty at 3,318 active licensed agents, read 24 August 2026 from the RealTrends brokerage profile.

Epique's own press releases say over 4,000. Releases dated 3 July 2025, 17 September 2025, 24 October 2025 and 27 February 2026 all give that figure, the October one adding growth from 300 to over 4,000 agents in under a year.

Two things to notice. The gap between 3,318 and over 4,000 is roughly 17 percent, not a rounding difference, and it is not explained by either party. And the company's own figure sits unchanged across roughly eight months at a company whose entire narrative is growth.

Be careful what that implies. A flat headline over eight months is suggestive of churn, or of a marketing figure nobody updated, or of a definitional difference. It proves none of those.

The production numbers are strong and independently verified. RealTrends Verified puts Epique at 23,000 transaction sides and $7.00B in volume on 2025 data, number 16 nationally by sides and 25 by volume. HousingWire reports it as the number 15 brand by sides.

The growth record is real with a caveat. HousingWire reported on 13 August 2026 that Epique debuted on the Inc. 5000 at number 7 overall and number 1 fastest growing real estate company in America, with three year growth of 23,210 percent. Inc. 5000 figures are self reported.

On geography, company statements give three answers: open in all 50 US states in July 2025, licensed in all 50 states and DC with active operations in 41 in September 2025, and all fifty plus Canada in February 2026. HousingWire independently describes roughly 40 states in April 2026.

The POWER AGENT trademark suit, filed June 2026

On 24 June 2026 HousingWire reported that Darryl Davis Seminars Inc. had filed a federal trademark infringement suit in the United States District Court for the Southern District of New York, naming Epique Realty, Joshua Miller, Janice Delcid and Christopher Miller.

The mark at issue is POWER AGENT. The plaintiff claims continuous use since 1993 and alleges Epique adopted the name and built an entire brand architecture around it after being notified to cease use. Relief sought includes injunctive relief, disgorgement of profits, treble damages and attorney's fees.

Everything above is an allegation in a complaint at the filing stage. No court has made any finding and nothing has been proved. Epique did not immediately return HousingWire's request for comment. I did not access PACER, so the case number and current status are unverified, and I will not speculate about the outcome.

What makes it worth a section is where the disputed mark sits in the business. Epique markets Power Teams as a team structure, markets a Power Award described as stock awards plus RevShare combined, sets a separate $99 monthly rate for Power Awardees in the 2024 document, and calls its annual event PowerCON.

In other words the naming is attached to the compensation plan itself, so a naming change would touch the plan documents, the award programme, the team structures and the event brand at once.

Epique AI: withdrawn from the public, not never shipped

This site has previously published that Epique AI is not currently a shipping product, and that its assistant page shows private beta and coming soon. I verified both strings on 24 August 2026. But the line implies the product never shipped, and that is not the story.

Epique AI is the same company. Epique Realty's own blog states that Epique.ai was created by Josh Miller, Co-Founder and CEO of Epique Realty, and a company post dated 16 March 2023 announces its latest set of AI tools, pointing readers to epique.ai.

It shipped, and it shipped publicly. In March 2023 the tools launched completely free to the public, explicitly for all real estate professionals and not just Epique agents, covering property descriptions, drip campaigns, lead generation, blog posts and agent bios.

It was still promoted as live into 2025. A company release dated 24 October 2025 announced a 2025 Inman AI Award for top real estate AI startup, describing Epique.ai as live and free to all agents. Weigh that with one eye open: it is a company release about an award from a publisher Epique also sponsored.

Today the public product is gone. On 24 August 2026 epique.ai displays In private beta and Something Epique is Coming Soon, footer Powered by Epique Labs. The entrance at epique.ai/backstage is a login wall where agents sign in with an @epique.me email. There is no public signup path.

So the accurate formulation is this. A free public AI toolset shipped in 2023, was promoted as live as recently as late 2025, and has since been withdrawn or replaced with an agent only private beta that is not generally available.

One trap for anyone fact checking this. The domain epiqueai.com, with no dot before the ai, is not Epique's. On 24 August 2026 it redirects to a GoDaddy for sale parking page. The company product is at epique.ai. Check the wrong domain and you will conclude the company sold its AI brand, which is not what happened.

The rest of the roadmap is phased and unshipped. Epique OS, announced 23 July 2026, is being introduced in phases through 2026. Epique Labs is described as an app store for Epique OS, with no public URL found. EpiqueX is reported by HousingWire as launching later in 2026 with no specific date, pending audits.

As of 24 August 2026 nothing in that stack was reachable by a member of the public. The only thing I could confirm working was the login wall. I cannot see behind it, and the company does hold a genuine credential in the HousingWire 2025 Tech100.

What agents say, on two platforms that disagree

Both numbers, both dates, no averaging. Glassdoor shows 4.7 out of 5 from 98 reviews, 94 percent saying they would recommend and 98 percent approving of the CEO. Indeed shows 4.3 out of 5 from 35 reviews. Both read 24 August 2026.

Read the samples before the scores. Ninety eight reviews at a company claiming between 3,318 and over 4,000 agents is two to three percent of the agent base, and self selected. Thirty five reviews is too small to be meaningful at all.

The platforms also disagree on substance. Glassdoor's categories run from Diversity and Inclusion at 4.8 down to Senior Management at 4.6. Indeed's are lower, weakest at culture 3.9, with pay and benefits 4.1.

The praise is consistent and specific. Reviewers cite the benefits package, including health insurance, pet insurance, car washes and Serhant training, plus supportive culture, access to leadership and location flexibility.

The most serious recurring complaint is commission payment delay, and it sits on Indeed rather than Glassdoor. Reviews dated September 2025 through June 2026 describe difficulty getting paid on time, one writing that you have to chase your pay every closing. Others reference financial and operational breakdowns and inaccurate tax documents.

That must be printed with its caveat attached. These are anonymous self reported reviews on a base of 35, consistent and dated across nine months, which is why they are reported as allegations by reviewers on a named platform. They are not verified and no trade outlet, regulator or court filing corroborates them. This article does not say Epique fails to pay its agents.

The other complaints share one shape. A February 2025 reviewer says the company overpromises and under delivers on benefits. A January 2026 reviewer says not all advertised perks are in every location. Another describes healthcare restricted to telehealth and photography requiring a $125 fee, which is one reviewer's account, not a company schedule.

The pattern is that the benefits list is the recruiting pitch, and the recurring criticism is that it does not fully materialise in every market. That is defensible. Any single anecdote is not.

The regulatory record is not found, not clean

I found no state regulator action, no licence suspension and no consent order for Epique Realty in any search I ran. I will not tell you the record is clean, because I cannot support that claim.

Here is exactly what I could not search. I did not access PACER or any federal court docket, so the Darryl Davis case number and status are unverified. I did not search the TREC disciplinary lookup, because the Texas Real Estate Commission licence holder search is an interactive form that cannot be queried by URL. I did not search the licence databases of the other roughly 49 states.

I also did not run SEC EDGAR full text search directly, only general web search. PitchBook holds a company profile but it is paywalled and was not fetched. Inman, RISMedia and Real Estate News were searched by web search only.

That is a long list, and I would rather print it than imply a thoroughness I did not achieve. If you are seriously considering Epique, run your own state's licence database yourself.

Epique against eXp, LPT, Real and Keller Williams

All competitor figures were read from company sources on 24 August 2026. The Epique row is the 2024 v3 document, and that asymmetry is the finding: three of these four competitors publish something current, and Epique does not.

A word on the Keller Williams row. KW caps are set per market centre and kw.com publishes no national cap, monthly fee or transaction fee. Every specific KW cap number in circulation comes from recruiter and lead generation sites, so none is printed here.

LPT's two plan structure is genuinely different from a single cap, and I unpacked the tradeoffs in this LPT Realty review. Its main site returned HTTP 403 on 24 August 2026, so those figures come from its company owned help portal.

On raw numbers alone, Epique's 2024 cap sits between Real and eXp, its monthly fee is the highest of the four that publish one, and its transaction fee is the lowest in practical terms.

Who Epique fits, and who should walk away

I have never been an Epique agent, so this assesses the published model, not life inside it.

Epique probably fits you if you are a steady mid volume agent who wants a cloud brokerage, values a broad benefits package and treats the split and cap as the whole deal. At the 2024 numbers the economics are competitive and the declining cap rewards staying.

Walk away if revenue share is your reason for joining. You cannot read the plan. The brochure is a 404 and no primary source states a single tier, percentage or qualification rule, and the person explaining it gets paid when you sign.

Walk away if you are treating the stock award as compensation. It is an illiquid private security with no published valuation, no disclosed vesting and no completed liquidity event.

Walk away if cash flow timing is tight and you cannot absorb a delayed commission cheque. The payment delay complaints are unverified anecdotes on a small sample, but they are consistent and dated across nine months.

And walk away, at least for now, if you are joining primarily for the AI. What an outsider can verify today is a login wall.

The general principle is bigger than one brokerage. The decision is about what you need at your stage, not which cap number is lowest, and I set out the framework in this guide to choosing the right brokerage as a new agent.

Whatever you decide, do three things. Get the current compensation document as a dated file. Get the revenue share plan as a dated file. Vesting, share class and valuation method are not published anywhere I could reach, and as of 24 August 2026 no completed offering and no SEC filing was found. An award described as up to $15,000 in company stock is not $15,000 in cash.

How many agents does Epique Realty have?

The two available answers do not reconcile. RealTrends Verified lists 3,318 active licensed agents on 2025 data. The company has said over 4,000 in press releases dated 3 July 2025, 17 September 2025 and 27 February 2026, unchanged across roughly eight months. That is about a 17 percent gap, so quote both numbers.

Is Epique Realty being sued?

Yes, in one federal case reported by trade press. Darryl Davis Seminars Inc. filed a trademark infringement suit in the United States District Court for the Southern District of New York over the POWER AGENT mark, reported by HousingWire on 24 June 2026, naming Epique Realty and all three co-founders. These are allegations at the filing stage and no court finding has been made.

Is Epique AI a real product?

It was, publicly, and today it is not. Epique launched a free public AI toolset at epique.ai in March 2023, still promoted as live when the company announced a 2025 Inman AI Award. On 24 August 2026 the same site shows In private beta and Something Epique is Coming Soon, behind a login wall requiring an @epique.me address. Note that epiqueai.com is not the company's domain and redirects to a GoDaddy for sale page.

Is Epique Realty a good brokerage to join?

That depends on whether you can accept buying into terms you cannot read. The production record is real and agent reviews are broadly positive. But the fee schedule is 2024, the revenue share plan is unverifiable, the equity is illiquid and undisclosed, and the most repeated complaint on Indeed is chasing commission payments.
